I need to get rid of this property....help!

I received a call recently from a man who was cited for building code violations by the City of Chicago.  There were 15 violations in total.  He told me that he could no longer afford the property anymore.  He was losing money every month and now he had to deal with all of these violations.

After a free phone consultation, we decided it was best if he sold the property.  He owed approx. $125,000 on his mortgage but the property was only worth about $100,000.  He did not have the money to make up the difference.  We decided the best option was to do a short sale.  A short sale will allow him to sell the home with the bank taking the loss.

The Buyer will take the property subject to the building code violations.

The inspector watched me fix the problem, why do I have to go to court?

Even if the inspector stood there and watched you correct the building code violation, you still must come to court. Don't ignore your court date. The department of Buildings is alleging that the violations were still there on the date of inspection. The court hearing is your opportunity to contest any allegations and show proof that the problems were corrected.

Permits required

A building permit is required for new building construction, renovations, the installation of heating and cooling systems, or any plumbing or electrical work. If construction is necessary, you need to apply for building permits through Department of Buildings. A building permit is needed to make sure that the project you are constructing meets the minimum criteria of the Chicago Building Code. The Chicago Building Code exists to safeguard the public health, safety and welfare.

Go to https://www.cityofchicago.org  for more information or contact your local alderman for help.

Don't get caught without a permit. This could result in a costly Building Code Violation. The city can also review your buildings past history and cite you for something that happened 10 years ago in which you did not obtain a permit.
