Do you own a vacant lot?

Did you know that the City of Chicago sends crews out every year to clean up thousands of vacant lots. The city recoups their cost in part by ticket issuance and administrative hearing follow-ups with owners of these neglected properties.
The Vacant Lot Cleaning Program clears the lots of weeds and dangerous debris. Don't neglect your property. Periodically check your lot to make sure it is clean and free of debris. Failure to do so will eventually result in a citation.

Have you been mistakenly named in a Building Code Violation?

Guidelines to help you avoid receiving a Sanitation Code Violation

The City of Chicago has general sanitation guidelines that require the cleanliness and safe disposal of all trash and debris. Residential garbage is defined as what is produced from a household in single-family home or apartment buildings of four units or less. Some general guidelines for residents and businesses are as follows:
  • You must have sufficient containers to hold all garbage and lids  must be tightly closed on garbage containers. Raw garbage must never sit outside of the container.
  • Bulk pick-up must be arranged with the Streets and sanitation ward superintendent before placing a large item or extra load of trash out for collection. This includes discarded refrigerators and freezers. Please note the doors must always be removed before placing these items out for collection.
  • You are responsible for removing discarded building materials if you are remodeling. Dumpsters can be rented for this purpose.
  • If you own an apartment building you must provide sufficient garbage containers for all your tenants. You must also arrange for private or licensed scavenger pick-up service.
  • If you own a vacant and unimproved lot you are responsible for the upkeep. Litter, debris and abandoned vehicles must be removed from the property. Weeds cannot be allowed to grow more than 10 inches tall.
In addition to the above, businesses must also abide to the following:
  • Cardboard boxes must be broken down before leaving them outside for collection.
  • Arrangements must be made for the garbage to be removed by a licensed scavenger service.
  • Usage of City containers for restaurant or food garbage must be avoided.
  • Use and maintain a clean grease box.

What is on a notice of violation?

Typically, the Notice will inform you of: 1) the alleged violation; 2) the date, time and place that the alleged violation occurred; and 3) what your options are with regard to payment, mandatory appearance at a hearing, or the opportunity to request a hearing to contest (fight) the violation.
